A major housing and commercial development could be coming to Kemmerer, according to City Administrator Brian Muir. Despite the typical slowdown during the winter months, Muir shared during a live interview on The Spur that significant development proposals have gone before the Planning & Zoning Board.
One of the most significant topics of discussion is the proposed Gateway Planned Unit Development (PUD), which will comprise up to 78 single-family homes. This project, located on Canyon Road adjacent to the local cemetery, received its final plat approval recommendation from the zoning board on December 16, although with certain conditions that need to be addressed. Developers aim to break ground on the infrastructure next spring to construct 25 homes within the next year.
According to Muir, the homes will range from 1,100 to 1,600 square feet, with some potentially being twin homes. The development is designed to meet the growing demand for housing in Kemmerer, offering a mix of options to prospective homeowners.
In addition to the residential growth, Muir detailed plans for a new commercial complex involving a truck stop, hotel, and convenience store known as the Canyon Road Tract 1 subdivision. However, this application was tabled at the zoning board meeting on December 16 and will be revisited at the zoning board meeting on January 20, 2026, pending further information from developers. Muir expressed optimism about the project’s potential economic benefits, stating, “The zoning board is very much in support of the development and the economic benefit it can bring to the community.”
This new commercial hub aims to attract travelers and locals alike, enhancing Kemmerer’s appeal as a stop for tourists en route to Yellowstone National Park. Muir emphasizes that these developments not only aim to serve the local community but also to draw visitors who may choose to stay longer, benefiting the local economy.
Muir also highlighted the recent collaboration with the Chamber of Commerce. Jessica Lozier recently presented various initiatives to rejuvenate the downtown area, creating a “new groove,” as Muir put it. “Downtown is looking really good,” he remarked, noting the increased variety of restaurants and shops, which have enhanced the area’s vibrancy. The favorable weather has further encouraged community engagement, inviting residents to enjoy the numerous offerings in the heart of Kemmerer.
As Kemmerer prepares to embrace these developments, both town officials and residents are keen to see the positive changes unfold. With the zoning board meetings set to continue in January, the community eagerly awaits more updates on these exciting projects.
